Building 500 East Block Incubator Laboratories

The project involved providing Quantity Surveying and Cost Management services to refurbish two floors in the East Block of Building 500 at Discovery Park.

Initially providing cost planning services we explored various options for the strip out and configuration of the space. Careful thought was given to the retention and re-use of existing ceilings and ductwork services where possible with the client eventually opting to remove the majority of existing features to achieve the desired layout and finish.

Based on the knowledge and experience of the client’s team and their familiarity with the building, the client opted for a construction management procurement route with the client site team acting as Construction Manager.  At this stage we assisted with the procurement of the various trade contracts ranging in value from £30k to £2.2m. Our role included issuing the ITT’s, the evaluation of the received tenders in conjunction with the Construction Manager and the preparation of the JCT trade contracts.

Once mobilised, the challenge included working on an operational building and within the wider science park without disturbing or disrupting the activities of other tenants. Construction and fit out took 42 weeks to complete. During this period Woodley Coles LLP provided post contract services to support the Construction Manager to manage each trade contract, preparing change control, valuations, cost reports and the final accounts on completion.
